A Local's Guide to Rabun, Habersham & White Counties
Jennifer Kyle  |  March 12, 2026

When I moved to Northeast Georgia, I thought I knew what I was in for — beautiful mountain scenery, a slower pace of life, fresh air. What I didn't anticipate was just how deeply this place would get into my soul. Years later, I've raised my entire family here. My kids learned to water ski and wakeboard on Lake Burton. We've fished for trout on the Soque River more times than I can count. We've hiked trails at sunrise and toasted the sunset at local vineyards. As teenagers at 15 they were able to drive themselves by boat to the local marina for their first jobs. This is not just where I sell real estate — it's where I live, and I want you to understand exactly why I wouldn't trade it for anything.

My Northeast Georgia Mountain area stretches across Rabun, Habersham, and White Counties, and together they form one of the most extraordinary outdoor and lifestyle destinations in the entire Southeast. Whether you're searching for your forever home, a lakefront retreat, or a mountain escape, let me walk you through what makes this corner of the world so special.

Q: What are the best hiking experiences in Northeast Georgia?

A: I've laced up my boots on trails across all three counties, and I never run out of new favorites. Here's what I keep coming back to:

Rabun County

Tallulah Gorge State Park is one of those places that stops you cold every single time. One of the deepest gorges in the eastern U.S., the suspension bridge crossing alone is worth the drive. I've hiked the rim trails in every season, and fall — when the hardwoods turn — is simply breathtaking. Rabun Bald is another I love dearly. The summit fire tower gives you a 360-degree view spanning three states. On a clear morning, there is nothing like it.

White County

Anna Ruby Falls is magical — twin waterfalls cascading through old-growth forest just outside Helen. It never gets old, pack a picnic there are a ton of picnic areas, some are covered.  Dukes Creek Falls is another gem I return to often, a beautiful cascade tucked into the Chattahoochee National Forest with a trail that follows the creek all the way down. And then there's Yonah Mountain — a granite dome that rises dramatically above the valley floor. The views from the top are the kind that make you stop talking and just look.

Q: Where are the best fishing spots in the Northeast Georgia Mountains?

A: Fishing is something my family genuinely lives for up here, and Northeast Georgia gives us more than we could ever explore in a lifetime.

Our personal favorite is the Soque River in neighboring Clarkesville — a world-class tailwater trout fishery that feels like a best-kept secret. The Soque runs cold and clear through the Habersham County countryside, and catching wild trout there on a quiet morning is one of those experiences that reminds you why you chose this life. The Chattooga Wild and Scenic River in Rabun County is legendary for native brook and rainbow trout, and Smithgall Woods offers miles of catch-and-release trout fishing along Duke's Creek that is as peaceful as fishing gets.

For lake fishing, Lake Burton and Lake Rabun deliver trophy largemouth bass, crappie, and bream in stunning mountain settings. These are the same waters where my kids grew up on boats — and honestly, they still talk about those days around the dinner table. Lake Laceola is a private stocked lake where the community hosts fishing tournaments followed by a fish fry at the clubhouse.

Q: What are the lakes like, and what can you do on them?

A: The lakes of Northeast Georgia are in a category of their own. Lake Burton and Lake Rabun in Rabun County are pristine, private-feeling, and absolutely stunning — the kind of lakes where you can kayak into a quiet cove and feel like you have the entire mountain world to yourself. These are the lakes where generations have learned to slow down and enjoy lake life , where summer mornings start with coffee on the dock and end with a boat ride at golden hour.

Unicoi Lake at Unicoi State Park in White County offers a completely different but equally beautiful experience — perfect for kayaking, paddleboarding, and swimming in a peaceful state park setting. Whether you're looking for an active water lifestyle or a serene lakeside retreat, the lakes of this region have a way of making every day feel like a vacation.

Q: Are there good wineries near Clayton and the surrounding areas?

A: This is one of the questions I enjoy answering most — because the answer has gotten better and better over the years. Northeast Georgia has quietly become a genuine wine destination, and I've had the pleasure of visiting some wonderful spots right in our backyard.

Yonah Mountain Vineyards in White County is extraordinary — a beautifully designed estate winery with sweeping views of Yonah Mountain itself. The wines are serious, the setting is stunning, and the experience feels like something out of Napa transplanted into the Georgia mountains. I've taken clients there after property tours and watched them fall in love with the region all over again. Tiger Mountain Vinyards , in Rabun County, has a warm, welcoming energy and produces wines that consistently impress, including my personal favorite, Rabun Red.  And Terra Incognito Winery on the North side of Habersham offers amazing views, food trucks, music and more.

On a good weekend, you can hike a local trail in the morning, have lunch in town, and spend the afternoon tasting wines with a mountain view. That, to me, is exactly what the Northeast Georgia lifestyle is all about.

Q: Why are buyers choosing Northeast Georgia for luxury real estate right now?

A: Because they're looking for something real. My buyers are discerning — they've seen the overhyped mountain towns, the crowded resort communities, the places that feel more like a theme park than a home. What they find here is different. Rabun, Habersham, and White Counties each have their own distinct character, their own pace, their own sense of community — and together they form a region that is genuinely hard to leave once you've experienced it.

The outdoor lifestyle is unmatched. The food, wine, and arts scene has grown tremendously. The real estate — from lakefront estates on Burton and Rabun to mountain retreats above Clayton, from vineyard-view properties in White County to river corridors in Habersham — reflects a market that sophisticated buyers have discovered and continue to choose. I moved here and never looked back. Many of my clients have done exactly the same thing.
